Property Records

Abstract 

Abstract Property is property which has the ability to have an Abstract of Title.  An Abstract of Title is a complete history of all recorded documents pertaining to the property starting with the land patent in the 1850’s or 1860’s.   Abstract property is the most common form of property in Le Sueur County.

Torrens

Torrens Property is property where the title is under the supervision of the District Court.  With this type of property, the Registrar of Titles, who is the County Recorder, issues and maintains the Certificate of Title.  The Certificate of Title lists everything that pertains to the property since the last title transfer.

Examiner of Titles

The Examiner of Titles is appointed by court for each county.  Le Sueur County's Examiner of Titles is Doug Christian.  There are some documents that cannot be accepted by the County Recorder for filing unless certified by the Examiner of Titles.
